A calm, candid process for buying on the Kenai Peninsula.
From mortgage pre-approval to handing over the keys — what to expect, on your timeline, with someone who answers the phone.
Six steps from "we're thinking about it" to "we're in."
1. Get pre-approved
We connect you with two or three local lenders so you can compare rates and terms. No pressure, no soft sells.
2. Define what you actually want
Acreage vs. in-town, river vs. lake, year-round vs. seasonal. We translate vibe into criteria.
3. Tour with context
Every showing comes with comps, neighborhood notes, and a candid read on whether to keep looking.
4. Write the offer
Strategy first, paperwork second. We structure terms that protect you and stand out to sellers.
5. Inspect & negotiate
We coordinate inspectors, review reports together, and renegotiate when warranted.
6. Close & get the keys
Walk-through, signing at title, and a folder of every document you'll ever need on the property.

How much do I actually need for a down payment in Alaska?+
It depends on the loan product. Conventional loans start at 3-5% down, FHA at 3.5%, and VA at 0% for eligible veterans. AHFC offers programs as low as 0%. We help you compare.
Is winter a bad time to buy?+
Often the opposite. Inventory is lower but so is competition, and sellers who list in winter tend to be serious. You also get to see how a home handles real weather.
Do I need a buyer's agent?+
Yes. A buyer's agent represents you, not the seller — and in the current market structure, terms are negotiated up front, in writing, so you know exactly what representation costs.
Can I buy remotely?+
We do it constantly with military and relocating buyers. Live walk-through video, drone tours of acreage, and Notary-assisted closing make it routine.
